A Home Inspection will provide you with a detailed, overall condition report of the property prior to purchasing. The inspector will gives an in-depth, unbiased view to:
- Evaluate the physical condition: structure, construction, and mechanical systems.
- Identify items that need to be repaired or replaced.
- Estimate the remaining useful life in major systems, equipment, structure and finishes.
- Some of the inspection types to choose from are: Home | Wood | Water | Septic | Radon | Lead Paint | Boundaries | Flood Insurance
The inspection will need to be paid at/before the time of inspection: typically $500-$1200.
The standard Time Frame to complete your inspections + respond to the seller is typically 10 days. Once your Offer is signed, make sure to schedule your inspections right away. Contact an inspector to review which inspections you should order and the costs.
It is very beneficial to attend your inspection to view first hand everything your inspector reports upon and describes, to see which issues that are and are not a large or immediate concern. The Home Inspection is limited to what is Visible. Specifically excluded from an inspection are conditions which are concealed from view, such as items contained within walls, ceilings, and floors, or which are buried beneath the ground. The Inspection Report is NOT a Repair List for the Seller. It is important to focus on what are the big concerns that you would like to request that the seller to fix.
Make sure once you move in, to follow up on the smaller, additional items that the inspector recommends!
